Buying a flat is probably the biggest financial decision you will ever make. So before you sign anything or pay any booking amount, ask your builder these 10 questions.
The answers will tell you a lot about how honest and reliable they are.
1. Is this project registered with ORERA? Can you share the RERA number right now?
Any good builder will give you this immediately. If they hesitate or say ‘it is in process’, that is a warning sign.
2. What is the exact carpet area of this flat?
Do not get confused by super built-up area or built-up area. Ask for carpet area – the space you actually walk on inside your home.
3. What is the expected possession date? Is it mentioned in the agreement?
Possession date must be written in the sale agreement – not just told to you verbally. Verbal promises have no legal value.
4. What happens if possession is delayed? Do you pay interest?
Under RERA, builders must pay interest to buyers if possession is delayed. Ask if this is mentioned in the agreement.

5. Can I see the construction quality up close? Can I visit the site today?
A confident, honest builder will always say yes. If they are reluctant, ask yourself why.
6. Are all government approvals in place – land, building plan, environmental?
Ask to see the documents. A good builder will have no problem showing them.
7. Are there any extra charges I am not seeing in the brochure?
Maintenance deposits, club membership, car parking – ask for a full list of all charges before you commit.
8. Which banks have approved this project for home loans?
Banks do their own checks on a builder’s credibility. If SBI, HDFC, or other reputed banks have approved the project, it is a good sign.
9. Can I speak to a family who has already bought from you?
A good builder will connect you with existing buyers. It is the best reference you can get.
10. After I move in, who do I call if something needs to be fixed?
After-possession support is very important. Find out who handles maintenance complaints and how quickly they respond.
